Michael Steel & Co acted on behalf of Tony Denham and Sarah Long of D L Partnership LLP, the joint liquidators of the Highburton Industrial & Provident Society Ltd, in connection with the marketing and sale of the former Highburton Co-Op at Moor Lane. The freehold premises extending to approximately 3,800 sq ft were offered for sale by private treaty at offers over £185,000. The availability of the premises generated competing interest and, following the invitation of best bids, a sale was completed at a price significantly above the guide to a private individual represented by Smiths Chartered Surveyors.

A NEW trade park has been created in Leeds with the major refurbishment of a former car repair workshop.
Southside Trade Park, Gelderd Road, has been created by Leeds based Ogden Waller Properties after the multi-million pound refurbishment of a former Reg Bardy body shop.
The property, which had been run down after being occupied by travellers, was refurbished to create the 25,000 sq ft trade premises after being acquired speculatively by Ogden Waller Properties in early 2007.
The steel portal framed building was originally to be let as four units but has now been leased as one entity by Leeds based property consultants King Sturge & Michael Steel & Co to national tool hire business, HSS hire Ltd, which is creating one of its 'Supercentres' with a large stockholding including specialist ranges of safety, survey, welding, powered access and lifting equipment.
HSS Hire, which has more than twenty branches in Yorkshire, has taken the property on a fifteen year lease with five year break options.

On behalf of regional investment and development client, Wharfedale Finance Co, property consultants Michael Steel & Co have been successful in introducing new tenants for five vacant units over the last nine months within this popular small starter unit scheme.

Huntington/Boughton Heath, Cheshire
Part of the former MOD Saighton Camp, extending to approximately 6 hectares (14.8 acres), has been purchased for redevelopment by the leading developer of exclusive executive homes, Taylor Woodrow Developments Ltd, and were represented in the purchase by Michael Steel & Co.
The site includes former military living quarters and other military based accommodation and is located in the Huntington/Boughton Heath area on the south east side of Chester city centre, two miles to the south west of Eaton Hall (The Duke of Grosvenor's residence) and approximately one mile to the north of the attractive village of Saighton.

Park Mill Way, Clayton West
Wesco Aircraft Europe, who occupy in excess of 20,000 sq ft in an adjacent modern unit, have continued their expansion with the securing of a further 6,000 sq ft near Kirklees light railway in Clayton West, Huddersfield. American owned Wesco relocated from Holmfirth in the late 1990s and the additional space will allow them to continue their rapid expansion plans.
The unit has been leased from private property investors, Formforce Ltd, by way of a new nine year lease, incorporating three yearly rent reviews, with a rent equivalent to circa £5 per sq ft. Acting on behalf of longstanding client, Mr Bill Cran - co founder of Birkby Group and former Chairman of Headway plc - of private investment company Cerros Properties, Michael Steel & Co has completed the letting of the final two vacant units at Gledholt Business Park. Gledholt Business Park was constructed in the mid 1990s and provides fourteen high quality modern units of 1,000 - 4,000 sq ft.
Unit A2, which was previously occupied by Ben Shaws Soft Drinks, has been taken by Doortique, who are to provide architectural ironmongery to the local and regional marketplace. Acquisition of Premises at Moor Top, Drighlington
This opportunity represented a deal of two halves; approximately half of the factory and office complex on a site of 6.25 acres was subject to a leaseback to Drake Extrusion Systems Ltd with the remainder forming a redundant complex of industrial buildings with the potential for three developments. Michael Steel & Co completed the purchase in January 2006 on behalf of Sandicroft Developments Ltd, who were able and prepared to undertake significant site and planning investigations in order to gauge the uplift in value released through the planning potential and proceed with an unconditional purchase reflecting the planning risks. Encia Consulting and Encia Remediation advised Sandicroft Developments in respect of the environmental, geo-technical and physical aspects of the redevelopment.

Following the acquisition of new larger warehouse premises in Elland for current occupants, Medicare Technology Group, we have been successful on behalf of private investor clients in letting their existing premises, Leopold Works, Brighouse to Halifax based Dyson Insulations Ltd. Leopold Works comprises a highly prominent warehouse and office facility on the main Armytage Road Industrial Estate, only a short distance from Junction 25 of the M62. Michael Steel & Co acted as acquisition agents and members of the client due diligence team on behalf of Taylor Woodrow Developments Ltd in the purchase of a 5.5 acre brownfield residential development site selectively offered in the market on behalf of Marshalls plc by Adair Paxton Surveyors in Leeds. The agreed price, in excess of £4m, equates to a net greenfield land value in excess of £1m per developable acre.
Andrew Steel, partner at Michael Steel & Co, comments 'The site offers development potential for a total of eighty-five units including large high quality detached homes, semi-detached dwellings, seventeen town houses and apartments which complements Taylor Woodrow's land bank and portfolio within the region. Whilst the premises were offered to the open market, negotiations for the property's purchase were already in hand following the search for new freehold office, showroom and factory accommodation to facilitate Imageco Visual Imaging's requirement. Huddersfield based development and investment company, Beckview Business Parks Ltd, have secured a further local acquisition with the purchase of Imperial Service Station on Leeds Road from former owners, Batley based Spring Petroleum. The site traded as a filling station until Autumn 2004 and extends to approximately 1/3 acre and was secured on an unconditional basis at a figure well below the guide price of offers in excess of £400,000.
Planning consent has subsequently been obtained for new warehouse/industrial development, with units from 2,600 - 3,900 sq ft, all of which are already receiving strong demand from national and regional trade warehouse operators at rents approaching £10/sq ft.

Dewsbury based Dewlon Development Co has increased the size of their property portfolio with the acquisition of a 2,341 m2 (25,200 sq ft) factory and office building on the outskirts of Leeds. Michael Steel & Co, Leeds based property consultants, have acquired the premises for Dewlon from the current occupants, Sound Leisure Ltd, on an unconditional basis at below the initial guide price of £525,000. Wakefield Road, Brighouse
The former Reliance Garage site, situated in a highly prominent position between J25 of the M62 and Brighouse town centre, has not only been vacated by its former owners, Bramall DAF, but now re-let to national builders merchants, Travis Perkins.
The site's new owners, Nivlac Investments, have agreed a new twenty year lease on the site, part of which is to be refurbished following a fire in Autumn and it is anticipated that Travis Perkins will be trading from the site in early 2005.
